An apartment lot is private property. The complex sets the rules, the rules live in your lease and its parking addendum rather than in any public code, and enforcement is usually contracted out to a towing company that is paid by the tow. That last detail explains a lot of student experiences: the company removing your car has no relationship with you and no particular reason to be lenient.

What protects you is almost entirely administrative. A current decal displayed where the addendum says to display it, your vehicle correctly registered with the office, a guest pass for anyone visiting, and a photograph of where you parked. None of that is difficult. It is just easy to let slide, and the cost of letting it slide is measured in tow fees plus daily storage.

Keep one distinction firmly in mind throughout: your apartment lot and the university’s campus lots are two separate systems with separate permits, separate enforcement and separate appeal routes. A decal for one has never been a permit for the other. What to Ask Before You Sign

Parking is one of the few apartment costs that is genuinely easy to compare between complexes, provided you ask the right questions and get the answers in writing. Ask these on the tour, and treat a vague answer as an answer.

  • 01Is a space included, and how many per unit? In a shared four-bedroom, one included space between four residents is a very different deal from one each. Ask for the number per bed, not per apartment.
  • 02What does parking cost on top of rent, per month? Get the figure for the basic option and for every upgrade separately, so you can add it to your real monthly total.
  • 03Assigned or open? An assigned space means you always have somewhere to put the car. An open lot means you are competing with everyone else at 11pm on a Thursday.
  • 04Is the lot gated, and does it stay gated? Gates that are propped open or permanently broken are common, and the answer tells you something about how the property is run generally.
  • 05What are the guest rules? Marked visitor spaces, passes, hour limits, overnight limits. Ask specifically what happens to a guest car left overnight without a pass.

The addendum is a short document and worth ten minutes. These are the provisions that tend to appear in it, and what each one means for you in practice.

Screenshot the addendum now, while you have easy access to it, and keep the image somewhere that is not the resident portal. If Your Car Is Gone: The First Hour

Before you assume theft, assume a tow — it is far more likely from a private student lot, and the two are handled completely differently. Work through this in order.

  • 01Photograph the empty space first. The space itself, the markings on it, the nearest signage, and the surrounding spaces. This is the only moment this evidence exists, and you cannot recreate it later.
  • 02Read the posted tow signage. Private lots that tow are signed, and the sign normally names the towing company and a phone number. Photograph the sign too.
  • 03Call the towing company and confirm they have it. Ask where the vehicle is, what the release requires — ID, proof of ownership, payment method — and what their hours are. Ask specifically whether storage is charged daily.
  • 04If no sign names a company, call the leasing office. They will know who they contract with. If the office is closed, the emergency maintenance line usually reaches someone who does.
  • 05Go and get the car. Storage fees accrue while you argue. Retrieve first, dispute afterwards — every hour spent contesting the charge before collection can add to the charge you are contesting.
  • 06Keep every piece of paper. The release receipt, the itemised charges, the towing company’s stated reason for the tow.
  • 07Then put your account in writing to the property. One email, factual, with your photographs, your decal status and the receipt. Ask directly whether the property authorised the tow and on what basis.
  • 08If your vehicle genuinely is not with any tow company, report it as stolen. Do not spend a day assuming otherwise.

Step seven is the one worth doing even when you expect nothing from it. If the tow was a mistake — a valid decal misread, a space wrongly marked, a patrol that towed from the wrong row — the written record is what a reimbursement conversation runs on, and complexes do sometimes reimburse. Guest rules are stricter at student properties than almost anywhere else, because visitor spaces are scarce and residents complain when they are taken. Expect marked visitor bays, expect a pass requirement, and expect a limit on consecutive nights. Leaving a car over a break

This is the tow that surprises people most. Addenda commonly allow removal of vehicles that appear inoperable or abandoned, and the test is often mechanical rather than a judgement — a stated number of days without moving, a flat tyre, an expired tag. A car left in place over winter break can meet it.

Shared Units and Shared Spaces

In a shared apartment, parking is a recurring source of friction because the allocation rarely matches the number of cars. If your unit has fewer spaces than residents, settle the arrangement in writing in the group chat during the first week rather than discovering it in November.

Two habits prevent most of it. Return or remove the decal and any gate device when you leave, and get written confirmation that you have. Is parking included in the rent?
Sometimes, and “included” varies. Some properties include an open space, some charge every resident monthly, and some include a basic space but charge extra for covered, garage or reserved. Get what is included, what is optional and each monthly cost in writing before you sign.
Can my complex tow my car from its own lot?
Generally yes, if the lot is private property and your lease and parking addendum conditions are met — that is what the posted tow-away signage establishes. Common triggers are a missing or expired decal, another resident’s assigned space, a fire lane or accessible space, or an unregistered vehicle.
My car has been towed. What do I do first?
