Is That Rent Per Person or Per Apartment? How to Compare Tuscaloosa Student Housing Prices Correctly

This is the mistake that costs students the most money in this market, and almost nobody warns you about it.

Tuscaloosa has two different housing markets sitting on top of each other. Purpose-built student communities — the big complexes marketed specifically to UA students — generally lease by the bed: you sign an individual lease for your own bedroom, and the price you see is what you pay each month. Conventional apartments, duplexes and rental houses lease by the unit: one lease covers the whole place, one price covers the whole place, and whoever signs splits it however they agree to.

Put a by-the-bed price and a by-the-unit price side by side and the by-the-bed one looks dramatically more expensive. It usually is not. You are just reading two different units of measurement as if they were the same.


Why This Is So Easy to Get Wrong Here

When we compiled our individual complex overviews across this market, the great majority of properties published a headline price with no per-person or per-unit label attached at all. Not a footnote, not an asterisk — just a number.

That is not usually an attempt to deceive anyone. Inside the student housing industry, per-bed pricing is simply the default assumption, so the qualifier gets left off the way a restaurant does not specify that a menu price is per plate. But a student comparing a purpose-built complex against a rental house is crossing between two industries with two different defaults, and nothing on either listing flags the switch.

Note the third column, because it matters as much as the price. Under a by-the-bed lease you are typically responsible only for your own bedroom’s rent. Under a joint lease for a whole unit, if a roommate stops paying, the landlord can generally look to the remaining signers for the full amount. How to Normalise Any Two Listings

Convert everything to one number before you compare anything: total cost per person, per month, across the whole lease term. Here is the order to do it in.

  • 01Establish the unit. Ask the leasing office, in writing: “Is that figure per resident or for the entire unit?” Do not infer it from the floor plan name.
  • 02Divide per-unit prices by actual occupancy — the number of people who will really live there, not the number of bedrooms, if those differ.
  • 03Add utilities. Some complexes bundle them, some cap them, some do not include them at all. This routinely swings the comparison by a hundred dollars or more — see which apartments include utilities and what utilities actually cost here.
  • 04Add parking and mandatory fees. Amenity fees, application fees, administration fees and parking are frequently outside the quoted rent — our parking cost guide covers that piece.
  • 05Check the lease length. A 12-month lease and a 10-month lease at the same monthly rate are not the same annual cost. Compare the total, not the monthly figure.
